LandQuire is a new, land investment diversification company. We buy American land - within a rich, productive segment of the $3T per year land sales market. We sell what we buy once investment multiples hit our value range. We buy and sell in volume. We buy and sell nationally.
Most of our land will be disposed to builders/developers or the retail market within a range from 6 months to 2 years. Subdivision opportunities take longer. Anything that an up-zone or entitlement can improve sale yield on is worth applying for and waiting for.
We use investor capital to recapitalize our acquisitions - and then we buy more land. We offer investors a percentage of the profits at exit sale. Deal depending, we sometimes offer a preferred return as well. Though these are equity investments with the attending risks, we collateralize them with the land we buy, as if they were debt. This adds security. Our risk-adjusted returns are competitive.
LLC purpose-built acquisition companies are set up and last for 3 years with one extension. We work to get from purchase to exit sale of up to a dozen or so bundled parcels per Offering in 2 years. We manage every part of the process. We value a reliable process with protections, redundancies, and consistency.

We invest in undeveloped land that is zoned appropriately for end-use at maximized value. We prefer residential land; we can also unlock and exploit value in agricultural, recreational, and commercially zoned land by purchasing under the disciplines of our proprietary algorithms and software. We do not develop land ourselves.
We manage our investments on wholesale terms and seek solid, reliable, and projectable returns within an investment cycle of three years or less. Demand for real estate increases each year while supply is limited by geography.
Whereas there is the additional step of developing homes or businesses on the open parcels, the economies of securing the land at wholesale and then connecting with buyers who develop end-uses make our niche a vital and booming part of the huge land sales industry.
We acquire land parcels at a discount to assessments, and then sell them to exit buyers at or close to market price. We are a trading platform of efficient arbitrage in very specific markets of opportunity. We are national, yet we geo-target for maximum IRR yield.
